CASE STUDY
95 State
During master planning of downtown Salt Lake City, Property Reserve set aside a prime corner location for a future commercial use.
The vision was to develop a sustainable and state-of-the-art office building, located near desirable local amenities, in order to attract new corporate tenants, technology, and innovation to the city center.
In 2021, 95 State at City Creek was completed. The property includes a distinctive 40,000 square foot meetinghouse of The Church of Jesus Christ of Latter-day Saints, making it a unique mixed-use offering.
CASE STUDY
The Alexander
In partnership with The Philadelphia Redevelopment Authority, Property Reserve undertook a major initiative to construct The Alexander, a 34-story, 277-unit, for-rent residential high-rise tower.
The Alexander is close to downtown’s vibrant culture and dining, and offers easy work commutes. This investment in the area near Center City supports local officials’ vision and creates a tranquil setting for the adjacent temple and meetinghouse of The Church of Jesus Christ of Latter-day Saints.

The Grove on Main
The Church and the city of Mesa, Arizona have been longtime collaborators in restoring its downtown district, including new housing, improved public transit, and streetscape enhancements.
In 2018, Property Reserve launched The Grove on Main, a mixed-use development with 8 historic home renovations, 243 apartments, 32 single-family homes, 12 townhomes, 8 historic renovations, 8,000 sq. ft. retail, and an 18,000 sq. ft. genealogy center. Additionally, a new underground parking structure allowed for 70,000 sq. ft. of remodeled landscaping that enhances the Mesa Arizona Temple experience.

Viviano at Riverton
Property Reserve collaborated with Riverton City to develop Viviano at Riverton, a new single-family rental project bridging residential and commercial areas in the Salt Lake Valley.
Viviano offers a fresh perspective on modern living. The development has 364 units, including two- to five-bedroom detached rental homes and townhomes, with easy work commutes.
A community designed for families, Viviano features over 2 acres of open space and is within walking distance of shopping and dining.

10 Nobel Street
In 2019, Property Reserve acquired 10 Nobel Street, an eight-story office building near London’s financial district. As an investment that addressed the needs of both local Church membership and city initiatives,
Property Reserve worked creatively to balance the requirements of commercial tenants while creating a meetinghouse with a separate ground-floor entrance for Church members.
With views of the London Wall and nearby St. Paul’s Cathedral, the property’s 93,000 square feet features well-lit office environments, terraces and green spaces, and close access to public transportation.

Cactus Lane
During the 1980s, Property Reserve acquired 4,000 acres of land in west Phoenix. Over 40 years of careful planning and working with local stakeholders have transformed the Cactus Lane property into a thriving masterplanned community.
A master plan for Cactus Lane balances residential, commercial, retail, and healthcare uses. The property will offer over 10K residential units, 1.5M sq. ft. of retail space, 10M sq. ft. of industrial space, a medical campus, regional employment areas, and open spaces. Currently, 1,600 acres have been sold.

Kent Valley
In 2022, Property Reserve identified and acquired Pacific Gateway, a six-building portfolio of newly constructed warehouses in Kent Valley, WA.
Centrally located in the growing Seattle metro area, Kent Valley is regarded as a top industrial location with high barriers to entry.
Pacific Gateway includes 823,606 square feet of commercial space and features state-of-the-art specifications, 32’-40’ clear heights, and immediate access to Interstate 5.
